Reverse Mortgages

Reverse mortgages: To obtain a reverse mortgage, you must take an approved counseling course (available at little to no cost) and receive a certificate of completion that will be required during the application process. You will still be responsible for property taxes and homeowners insurance during the life of your reverse mortgage.
USDA Loans

For 0% down payment (or 100% financing): Borrower income cannot exceed 115% of median income for the area. Borrowers must have reasonable credit histories. Loan term is 30 years. Housing costs cannot exceed 29% of income. Total debt payments cannot exceed 41% of income. Homes must meet state and HCFP building codes. Funding fee required. Available only in rural areas.
VA Loans
Certificate of Eligibility is required for all VA loans.
